Ply Gem Specialty Products LLC and its parent company, Cornerstone Building Brands Inc., are facing a class action lawsuit over allegedly defective windows. In a complaint filed June 26, 2025, plaintiffs William G. Jameson and Bill Lane, on behalf of themselves and others, allege that the Ply Gem brand windows provided for homes in a residential neighborhood of Lancaster County, South Carolina, lack essential components, like desiccants, and feature faulty seals and weep systems. As a result, the windows have suffered from water intrusion and fogging, also causing property damage, they allege. They’re seeking damages for negligence, breach of warranty and product liability, alleging that the defects were known to the defendants and that the replacement windows provided were similarly flawed. The case was originally filed in state court, but has been removed to federal court, due to diversity of citizenship and the amount in controversy.
Plaintiffs have initiated legal action on behalf of themselves and a proposed class encompassing all homeowners in the involved neighborhood, which they say have the same allegedly faulty windows. According to court documents, the neighborhood includes 251 homes that were constructed around the same time, by the same builder.
Defects have resulted in water pooling and moisture transfer to window frames, sills and adjacent walls, plaintiffs allege, resulting in “potentially mold, wood rot, and other harmful conditions,” the complaints says. Other alleged issues include damage to drywall, paint and wallpaper.
Plaintiffs Jameson and Lane say they sought replacement windows under warranty but received replacements with the identical design and manufacturing flaws, they claim. They were also forced to cover shipping and installation costs, they say. The lawsuit characterizes the defendants’ warranties as “one-sided and unconscionable,” suggesting they failed to remedy the damages.
The five primary causes of action detailed in the case include negligence/gross negligence, alleging a breach of duty in design, manufacture, and distribution; breach of warranty, claiming violations of express and implied warranties; defective product – defective design, contending the windows are defectively designed and unreasonably dangerous; defective product – defective manufacture, alleging the windows are defectively manufactured and unreasonably dangerous; and defective product – failure to warn, alleging defendants failed to warn of known defects that would cause the windows to fail.
Plaintiffs are seeking damages, including the cost of window replacement, repair of damaged sills, frames and surrounding areas, mold remediation, and compensation for loss of property use and enjoyment.
The transition to federal court occurred when Ply Gem and Cornerstone filed a Notice of Removal on June 26, 2025.
The case is now expected to move through standard federal court procedures, including the defendants filing an answer to the complaint and a period of discovery. The court will also determine if the proposed class meets federal requirements. Should a settlement not be reached, and the class is certified, the case would proceed to trial.
I live in a DR Horton home division Florida with Ply gem windows that are defective.Same issues, seal seems broken and inner layer get foggy and always looks dirty. Plus they are soooo difficult to open and close. They sent three window replacements, but can’t find anyone to put them in. Now additional windows are failing. I don’t want to replace with the same windows because they will just fail again. Would like to be included in a class action.
In Sc and all the houses in my development that the same builder built using ply gem windows and having the same issue. Talked to 84 lumber who did the install for builder and not getting much help.

We bought ou home from Taylor Morrison in 2021.We have 5 defective windows and counting. Contacted Ply Gem. no response yet. Why are responsible for shipping and installation cost on their defective product. Looks like the issue has been going on for years.
Same issue here in northeast PA, I’ve literally replaced over 30 window sashes and 3 French doors due to failing IGU units. Replacement sashes have also failed numerous times as well.
